What does a consultant do for their fee?

  • We are typically the first inspector on the job. It is our job to assist the borrower in creating a "scope of work" that includes HUD/FHA "required" repairs and the borrowers' wish list of items.Then we provide a bid on the project for the client. This is impowering as the client awaits the contractor bids they have a resonable expectation of the job cost.
  • What other services do we offer? Buyers feasibility anslysis - this is where we do a down and dirty very fast assesment of the cost of the repairs. This report is not enough to provde to a contractor for a bid, it is intended to gove a snapshot of the repairs to help negotiate the price, or assit the buyer in determining the repairs before moving forward.
  • Seller feasibility anslysis. This is used to let the seller know the cost to repair the home they are about to list. It helps the seller's agent get the home properly priced to sell in a reasonable length of time. It can be a reality check for the seller in some cases. The most important thing is that it lets the seller know what the cost to repair is so they can properly negotiate with a buyer.
